How do I sell my shared ownership home?

The first step is to contact our Resales team to let us know you are considering selling. As the type of shared ownership lease that you have or specific details within it may impact how you sell, we will check your lease so we can best advise you.

The team will email you to confirm the steps you need to undertake and provide the documentation for you to complete.

These are the next steps that you will need to take: 

• Choose a RICS valuer and instruct them to carry out a valuation of the home.
• Complete the property and marketing form.
• Choose the estate agent that you wish to market your home with.
• Submit the valuation report and completed property marketing form together.

Please note you will need to have a valid energy performance certificate throughout the marketing and sale of your home. You can check if your home has a valid EPC here. Should you need to obtain a new certificate, please liaise with your estate agent. 
 

What happens next?

We will review the information provided and aim to give approval to market your home within 10 working days. Should the required information not be provided your application will be declined however we will contact you in the first instance to discuss this.

We will confirm to you in writing once approval has been given and provide the legally required information to your Estate Agent for them to commence marketing your home. 

Your agent will then market the home, check the eligibility of potential purchasers, and put forward suitable applicants to us for assessment. 

Applications are dealt with on a first come first served basis, and we will let you know when an eligible application has been received and passed to the New Homes Mortgage Helpline. They will undertake the legally required affordability assessment and return the application to us for final approval.

We will confirm to you and your estate agent when a buyer has been approved. 

Your estate agent will progress the sale for you, and we will assist with the following compliance points:
 
• Approving your buyer’s mortgage offer 
• Leasehold enquiries  
• Completion figures 

The Resales team are on hand throughout the process but updates on progress will be provided by your solicitor and estate agent.
